The Grange Avenue Townhouse is one part of a mixed typology residential development comprising three apartments and an attached two-storey townhouse.

The site, a poor and unsympathetic 1960s extension to a blonde sandstone Victorian Villa formerly used as council offices, is located within the village of Milngavie, an affluent suburb of Glasgow popular with families and retirees.

Our client’s brief was to redevelop the entire building for residential use and to create unique bespoke homes that would be spacious, take advantage of views, aspects, and orientation as well as each unit having its own private outdoor space.

Our approach to this project has been to rationalise the architectural language of the overall composition of the building while maximising its development potential. We have achieved this by repurposing and reimagining the existing modern extension as a two-storey contemporary upside-down family townhouse with level access to the elevated private garden at the rear, whilst the original villa has been converted and sub-divided to create a main door ground floor apartment with extensive garden grounds, a first-floor apartment with a large private roof terrace and an attic apartment with a roof terrace carved into the existing roof structure.

The Townhouse accommodation has been designed with an open plan living/kitchen/dining space overlooking the rear garden, a formal lounge to the front, and 3 bedrooms on the ground floor/entrance level. The key aim of the Townhouse design has been to create a home to suit the needs of contemporary life while appealing to young families and downsizers alike.

Energy efficiency was a key consideration in this project with an external insulated render system utilised for the townhouse and high-performance double-glazed units from Rationel and new window openings positioned to maximise solar gain.
